Dover Drive Buyer Checklist
The questions to answer before selecting a unit at the future launch.
Before buying, confirm affordability, holding period, unit efficiency, facing, noise, future construction, school claims, commercial separation and the number of similar resale competitors.
Financial readiness
Prepare cash and CPF requirements, loan approval, Buyer’s Stamp Duty, Additional Buyer’s Stamp Duty if applicable, emergency reserves and a higher-interest scenario. Do not use the maximum loan as the target budget.
Unit-level assessment
Check dimensions rather than bedroom labels. Review sun direction, road and MRT noise, refuse areas, lift proximity, privacy, view protection, balcony utility and air-con ledges.
Exit planning
Identify the likely future buyer, the number of identical units and planned surrounding supply. Decide a realistic minimum holding period before booking.
A strong location cannot rescue the wrong layout, overstretched budget or weak entry price.
