Dover–Medway is planned as a new neighbourhood within Greater one-north, with public and private homes, amenities, recreational spaces, cycling routes and sheltered walkways. The Dover Drive site is its first private residential GLS parcel.
The larger neighbourhood plan
The first phase has been reported as providing around 6,000 public and private homes. More residents can support shops, services and public spaces while strengthening the link between homes, learning institutions and one-north employment.
Potential first-mover benefits
An early private project may enjoy limited immediate new-launch competition and later benefit as the neighbourhood matures. New transport, public realm and amenities can improve liveability, but their delivery dates and exact specifications may change.
The transition cost
Early residents may experience construction, evolving roads and incomplete amenities. Investors should account for future residential supply rather than assume transformation automatically creates scarcity.
Dover–Medway strengthens the long-term location story, but buyers need holding power and realistic expectations about the development period.
