Possible tenant profiles
Singles and couples may favour efficient one- and two-bedroom homes, while expatriate families may need larger layouts and school access. Students are not automatically suitable for premium new-launch rents, so investors should not combine every nearby institution into one demand assumption.
Calculate net, not headline, yield
Deduct maintenance, property tax, vacancy, agent fees, furnishing, repairs and financing costs. A high purchase price can compress yield even when monthly rent looks strong.
Future competition
New completions across one-north, Media Circle, Science Park and Dover–Medway can increase tenant choice. Units with efficient plans, sensible furnishings and convenient access may defend occupancy better than generic small apartments.
Buy for a defined tenant profile and a conservative net-yield scenario, not simply because one-north contains many jobs.
